A DIY thermal investigation using tools you can grab online or at any hardware store will give you surprisingly accurate results — and more importantly, a prioritized fix list you can start working through this weekend.

Gear Up First: Your Sub-$100 Energy Audit Toolkit

Before you start poking around, pull together a few basic items:

Pick a cold day in winter (below 40°F outside works best) or a hot afternoon in summer. The bigger the temperature difference between inside and outside, the more obvious your leaks will appear on thermal imaging.

Start at the Top: Attic Access Points Are Almost Always Guilty

If you do nothing else from this article, check your attic hatch. Seriously. It's one of the most consistently overlooked energy drains in American homes, and it's embarrassing how easy it is to fix.

Pull out your infrared thermometer and scan the ceiling around the attic access panel. If the panel itself reads significantly colder (in winter) or warmer (in summer) than the surrounding ceiling, you've found your first leak. Most attic hatches have zero insulation on top of them and no weatherstripping around the frame.

While you're up there (or looking up), also scan around recessed lighting fixtures that poke through into the attic space. These are notorious air bypass points that most people never think about.

Quick fix: Add rigid foam insulation to the top of the hatch door and stick adhesive foam weatherstripping around the frame. Total cost: under $20. Payback time: one heating season.

Living Room and Bedrooms: Windows and Outlets Are the Main Suspects

Windows get all the blame, but they're not always the biggest problem — it's often the frames and the gaps around them that do the real damage. Run your thermal camera slowly around the entire perimeter of each window, including the corners. Cold blue patches on a thermal image (in winter) indicate air infiltration.

Then do something most people skip entirely: pull out your outlet covers on exterior walls. Hold your candle or incense stick near the outlet box while it's uncovered. If the flame flickers or smoke gets pulled sideways, you've got a direct air path through your wall cavity.

Electrical outlets on exterior walls are basically little holes punched through your building envelope with almost nothing sealing them off from the outside.

Quick fix for windows: Apply V-strip weatherstripping to double-hung windows and re-caulk around the exterior frame where it meets the siding. For outlets, use foam gaskets designed for outlet covers — they cost about $5 for a pack of ten and take two minutes to install.

Kitchen: More Leak Points Than You'd Expect

Kitchens are loaded with penetrations — pipes under the sink, exhaust fan ducts, gas line pass-throughs — and most of them have gaps that nobody ever sealed properly.

Check under your kitchen sink with a flashlight. Look where the water supply lines and drain pipe disappear into the wall or floor. If you can see daylight or feel cold air, that gap goes all the way through. Same goes for wherever your range hood duct exits the wall or ceiling.

Your refrigerator's condenser coils also deserve a quick look. Dusty coils make the compressor work harder and drive up your electric bill — not a draft issue, but a genuine energy waste you can fix in ten minutes with a coil brush ($10).

Quick fix: Seal pipe penetrations with fire-rated caulk or spray foam. Make sure your range hood damper closes properly when the fan is off — a stuck-open damper is like leaving a window cracked year-round.

Basement and Crawl Space: The Forgotten Energy Sinkhole

If your home has an unfinished basement or crawl space, this zone probably accounts for more energy loss than any other single area. Band joists — the framing members that sit on top of your foundation walls — are almost never insulated in older homes and create a continuous cold bridge around the entire perimeter of your floor.

Use your thermal camera to scan the band joist area from inside the basement. In winter, you'll likely see a vivid blue band of cold running all the way around. That's conditioned air from your living space bleeding out through the rim.

Quick fix: Cut rigid foam insulation to fit between each joist bay and press it into place against the band joist. Seal the edges with spray foam. This single project can noticeably reduce heating costs in the rooms directly above.

Prioritizing Your Fix List: Where to Start for the Fastest ROI

Once you've done your walkthrough and tagged your problem spots, resist the urge to fix everything at once. Stack your repairs in this general order:

  1. Air sealing first — caulk, weatherstripping, foam gaskets, spray foam. These are cheap, fast, and deliver immediate payback.
  2. Attic improvements second — insulating and sealing the attic hatch, addressing recessed lights, and adding insulation if you're below the recommended R-value for your climate zone.
  3. Basement band joists third — especially if you have cold floors above an unfinished basement.
  4. Window upgrades last — only if air sealing the frames didn't solve the problem. Full window replacement is expensive and has a long payback period compared to the steps above.
